Quick heads-up: why we can’t add real value right now—and what you can do instead

Income rule Private landlords expect the main applicant (or at least one partner) to earn € 50 000+ gross per year. If the highest earner is below that—even if a couple’s combined income is higher—offers are almost always rejected.
Rent-to-income ratio Dutch agencies screen for rent ≤ ⅓ of monthly gross pay. On a €3 000 gross salary that means max ≈ €1 000 rent—units at that price in big cities are virtually non-existent.
Students / guarantors Because each listing gets hundreds of full-time-employed applicants, landlords almost never accept students, part-timers or guarantor setups.
No job contract yet Relocify can’t submit offers without an employment contract, so searching before you’ve signed a job offer is time-consuming and usually fruitless.

What does work

Situation	Best next step
Student	Check university housing offices (SSH, DUWO), or filter “student only/allowed” on Pararius & Kamernet. Expect to apply immediately when listings appear.
Looking for a job	Land the contract first; then we can move fast. Until then, monitor Funda or Pararius to gauge realistic rents.
Tight budget (< €1 000)	Facebook groups & Kamernet sometimes list cheaper rooms/studios, but scams are common—never pay upfront without keys and paperwork.
